I've been in contact with a few RE agents so far in an attempt to get my house on the market, and it has been dispiriting to say the least: two never followed up on our first phone call, and the third took a week to send a list of comps before giving me two suggested list prices that varied by 20% from one another(after I commented that the first price seemed a little high).

I'm assuming that the agents I've contacted are just not interested in selling cheaper houses(or I've just found three duds in a row), but I would be very interested in any recommendations for good realtors who specialize in urban neighborhoods--by PM or by traditional response, whatever is appropriate.

On the other hand, if most realtors out there just aren't going to put much effort into a ~100k home, can anyone comment on flat fee brokerages? I'm not interested in comments on flat fee services as a whole...those discussions have been had to death. Rather, I'm interested in how Nashville realtors generally respond to flat fee listings. Presuming that 3% is included for the buyer's agent, is there still an aversion to showing these properties? I'm happy to deal with negotiations on my own...my concern is only with getting potential buyers to my house.
