Here is my story we moved to Tennessee in 2008! We loved the state and the people and made some great friends. That being said I need some help.

We missed family and friends in California so we moved back here in January of this year. We were unable to sell our house so we rented it out to a great couple who would like to eventually buy it. We do not want to make a money off the house just sell it for what we owe. I believe they will buy it as soon as they get their credit straightened out.

Here is the problem we had all our Insurance needs provided by Farm Bureau of Tennessee and they will not give us insurance if we do not live in the state. Our Home Owners Insurance runs out in January of 2012. I am in need of a new Insurance Company. I would like to stay local (Portland/Mid Tennessee) if possible. Don't really want to go with State Farm because of horror stories I have heard.

Travelers, the Hartford and Safeco are all national and will write this risk if you and your property qualify. If you do qualify the prices and coverage should please you. To try them you will need either an agency located in Tennessee or a national agency that is allowed to sell these companies because they won't do business with just any agency. Years ago I worked for a national agency called Answer Financial. Google them; they should be able to help.

I would call a broker, like Zander Insurance and see what they can find you.

Since the represent multiple carriers it is just 1 phone call for you

Lee, I've been with State Farm for over 30 years and have been very pleased with their insurance and claims.

I would also advise calling a broker...though it might be hard to find someone in CA who's TN licensed...but it's usually pretty easy to get that taken care of. I use Travelers (via a broker) and have been very happy with their service.

Hi ya Barb Hows things? I just called State Farm this morning and they are sending me a quote soon.

We will be checking all options thanks for the tip on Travelers.

This is really frustrating because our renters want to buy our house next year but they can't until June or July so I need to get homeowners in the mean time.

You should look into a landlord policy. If you aren't living in the house a homeowners policy doesn't do much.

Your renters should carry their own insurance and you carry landlord insurance on the house.
