Groov, your editorial comments about TennCare fraud, medical treatment for illegal immigrants, public transit projects, and yes sports stadiums are, of course, valid complaints but confusing and distracting to newcomers who aren't familiar with our areas and have no clue what you are talking about.

Every area has its follies. But if someone wants straightforward info about comparing property taxes in TN and TX, injecting your opinion on those topics is not helpful.

Besides, just because no one "in your circle" talks about something doesn't mean it's not a valid project.

There are other forums on City Data where you can rant all you want on that stuff. You may already be familiar with "Politics and Other Controversies" and "Great Debates."

Groov- it wasn't hyperbole.
I pulled the numbers from Realtor.com. That shows the real estate taxes paid over the past few years.

Southlake, on the market for $229,000 taxes paid in 2010: $6,416

2206 Falcon Creek Dr Franklin TN - Home For Sale and Real Estate Listing - MLS #1329322 - Realtor.com®
Franklin, on the market for $229,900, taxes paid 2010: $1,316

6416-1316= 5100 or a difference of $425 per month.

This house from your area of Houston is on the market for $249,000 and it shows the property taxes paid in 2010 were $7,210.

Other houses will vary a bit, but overall, my point was that the OP was on the cusp of being able to afford Franklin, so I was suggesting that the lower taxes would help.


My husband is considering changing companies, so we have been looking at other locations. Southlake was one of the places we were considering. The property taxes on houses around $500,000 are about $14,000 per year, conmpared to $3,000 or so here. So for us it was going to be almost a $1,000 a month difference.

The taxes don't make one place better or worse, it's just something to consider when deciding what you can afford.
