Does anyone know the average price per sq/ft to build in the western Nashville area, not including land cost? How about basements excavation and slab costs? Thanks in advance.

Currently in process of building a Log home. The price of a basement starts about 14.00 dollars to about 24.00 a sq foot. Depending on how much you have to dig out will keep the price low or high. I hope that helps

120 a sq ft I'd say average for a cookie cutter type house mid level -closer to 200 sq ft for a really fancy house..

You can make a rough guess by looking at similarly constructed houses in the same area. While you might be able to cut the costs somewhat by building and careful planning, market forces keep the prices somewhat in line. If someone could build a house similar to an existing $350,00 house for $250,000, then everyone would soon be building new houses and the price of existing houses would fall to similar levels.

For estimation purposes, you could assume a range of somewhere between 10% less than a similar existing house, to 10% more (a full custom house will often be more because of the selections of materials and equipment made by the homeowner, as well as the factors involved in building a single house as opposed to a developer building ten houses at once). For example, if you find similar existing 2500 SF houses selling for $362,000, and lots in the area sell for $50,000, then you can estimate $125 per square foot, give or take a little. This would just be a rough estimate, you have to have it priced by a contractor to get a closer figure. You can always find someone who saved a bundle by building, and you can find just as many who ended up paying the same or more (although, if they were careful, they may have gotten a better house in the long tun).

"""The true direct cost of building a house is a closely guarded secret. But, you should be able to build anywhere in the USA (March 2009) for $65.00 to $110 per sq ft.(or more) for labor & materials. This does not include GC’s P & O or land. Land varies tremendously depending on location, location, location.

The breakdown of the selling price (market value) of a house is ideally as follows:
25% material, 25% labor, 25% land cost, 12.5% builder profit, & 12.5% builder overhead.""""

I would guess no more than $80/sq.ft for a good quality brick house

A reasonable figure in this economy right now for an average house without a lot of bells and whistles is gonna be about $90 a square foot in Murfreesboro.

Now if you are looking for a custom home, you can sit down with Keith Caywood of Caywood Builders for an Icebreaker meeting and he'll look at your budget, preferences, etc. and work on a home plan for you. Also, like many builders, he will build on your land or help your find a lot. Yes, I work for CB and that's how I know how it works...but Keith is still a great builder.
