We are bing transfered to the Franklin area. We would love to find
a home with an acre or so outside the area. Am downsizing and looking
for something simple, in the 150-200K range.

Portland will be over an hour commute to Franklin. If you want land, you'll want to try southern Williamson County (Fairview, Spring Hill, Thompson's Station, Arrington).
