Hello,
I am currently in Donelson, and I have my house on the market. I was considering McFerrin Park/Cleveland Park area. I am a single mom with a daughter who will be starting K next year.

Any thoughts?

would do a search on this site for with those key words and also for 37207. It's an area that contains some of the coolest and also the roughest streets in East Nashville. They are neighborhoods that are seeing gentrification (again people investing money and time into properties) and house prices steadily climbing and crime dropping as a result. But you have to remember this area was one of the poorest urban areas in TN not very long ago so there pretty much no where to go but up and it's happening. If you don't know anyone in the area you might want to try and rent first before you buy. Also there are very active Mom's Clubs in East Nashville and Inglewood, so I would pose this question on the. East Nashville Google Groups as well.

West of Gallatin Road, affordable homes are capturing attention

With the arrival of neighbors walking their dogs and strolling to the trendy new restaurants nearby, Angie Kelley knew it was time to remove the bars from the windows of her home in East Nashville’s newest hot neighborhood.
“Not having the bars on the windows makes the house look happy,” Kelley said of the home at 726 Hart Ave.
The surrounding neighborhood on the west side of Gallatin Road languished while other areas of East Nashville, such as Lockeland Springs and Edgefield, enjoyed a renaissance in recent years. But homes in those neighborhoods are selling for as much as $170 per square foot, and buyers in search of affordable prices are sparking a surge of redevelopment in neighborhoods like Kelley’s.
“It’s not as talked about and it’s not as promoted as other parts of East Nashville. It’s the affordable, ‘other side of the street,’ ” Realtor Kay Hunter says of neighborhoods on the west side of Gallatin Road near Ellington Parkway that have caught the eye of home buyers and real estate professionals. Other newly popular neighborhoods are on the east side of Gallatin Road north of Eastland Avenue.
To highlight what Hunter calls East Nashville’s “next” neighborhoods, Realtors and home owners plan to hold an open house that will showcase eight homes. The free event is scheduled for Dec. 2 from 2 to 4 p.m.
Maps of the houses will be available at 1015 Sharpe Ave., which is listed for $159,900. The 1,187-square-foot home has two bedrooms and 1½ baths. Other homes open during the event include:
• 1128 Cahal Ave., listed for $229,900. The 2,116-square-foot home has four bedrooms and two baths.
• 1014 Seymour Ave., listed for $219,900. The 1,910-square-foot home has three bedrooms and two baths.
• 1018 W. Greenwood Ave., listed for $244,900. The 1,700-square-foot home has three bedrooms and two baths.
• 1540 Douglas Ave., listed for $179,900. The 1,260-square-foot home has three bedrooms and one bath.
• 1007 McClurkin Ave., listed for $139,900. The 1,576-square-foot home has three bedrooms and one bath.
• 726 Hart Ave., listed for $159,900. The 1,454-square-foot home has three bedrooms and 1½ baths.
• 412 Hart Ave., listed for $269,900. The 1,935-square-foot home has three bedrooms and 2½ baths.
Tommi Stephenson, who bought 1015 Sharpe Ave. four years ago as an investment and is now selling the home, believes the surrounding neighborhood has turned a corner.
“I get the feeling this area is going to be the next Nations,” she said, referring to the once-neglected neighborhood near Sylvan Park in West Nashville that is now attracting value-conscious home buyers. That neighborhood is also known as Historic West Town.
In addition to affordable prices, home buyers in the neighborhoods along Gallatin Road are attracted by amenities including some of Nashville’s most popular restaurants. Holland House Bar & Refuge, The Pharmacy Burger Parlor and Beer Garden and Mas Tacos are all located on the west side of Gallatin Road.
New restaurants and bars in the Five Points district on the edge of Lockeland Springs helped make that neighborhood more attractive than ever. The same thing happened when restaurants, including Wild Cow, Silly Goose and Rosepepper Cantina arrived along Eastland Avenue, said Alyse Sands, a broker with Village Real Estate Services.
“The more restaurants and venues, the more people are going to come,” she said. “People want to be in the trendy areas and walk to restaurants and bars.”
Realtor Karen Hoff, who has sold real estate in the area for 26 years, believes the redevelopment of East Nashville’s neighborhoods is making a natural progression along Gallatin Road.
“We’re getting more and more couples who might have bought in Lockeland Springs but say ‘we can get a home for $70,000 less, and the neighborhood has the same feeling,” said Hoff.
