Im also an empty nester and want to move from tulsa to the nashville area. Im looking for a patio home. Love my place in tulsa and would like to find something comparable.

I think you might like the Franklin area of Williamson County, McKays Mill in particular. They have a number of 2 bedrooms less than 300K that would meet most if not all of your needs and wants. Other suggestions would be St Martin Square in Brentwood, Sumner Street Lofts and Morgan Park Place (a green building!) in Germantown, Traemoor Village in West Nashville, the Georgetown development in Green Hills (I know of a unit coming available) just to get you started.
