looking at a home in Fairview TN $148.00 square foot, all brick,finished 2700 SQ FT,5 Acres. Reasonable price to offer for a home in the area on Anderson RD?

Everything I can see online says it's between $90 and $110 per square foot.

Yeah...I was going to guess ~$150 was way high. ~$100 seems to be about the standard for suburban Nashville (with obvious exceptions).

Seems like the bigger the house, the lower cost per sq footage. For a big house, it should be less UNLESS the 5 acres bump it up?

You can do the math yourself.

Go to RealTracs Real Estate Mid-South Property Finder

Click Williamson County, then put Fairview in the city search and all the houses in Fairview come up. I did check a newly built $250,000 house and it came up $117 per sq foot but somehow the acreage has to count for something, doesn't it?????

Yes, acreage can make a pretty big difference. In that case, I would compare it to homes with similar acreage in the area.

If the average is $118/sq ft then the land cost would be $16000 per acre. I don't know exactly what the going rate is for land in fair view, but I would be willing to bet that $16000 per acre is a good price anywhere in the US, let alone a suburban location outside of one of the fastest growing metro regions in the country.

I have talked with people that gave $6300 per ac and it had water and elect at the road.
