The cold weather definitely slowed things down. However, you can generally expect to pay more for a house than just a few months ago. My builder in Mt. Juliet has increased prices by $20k since the beginning of December. Last year at this time was definitely the buyers dream, there was plenty of inventory, prices were low, and interest rates were at 3.25%.

We are still looking. Because of commuting and schools we have pretty much limited ourselves to Williamson County and parts of Davidson. Maybe now that the weather is warming up there will be houses for all soon!

I live near Edgehill Village and houses are very often under contract before they hit the MLS through pocket listings. Whatever does make it to market are being sold quickly. We're seeing lots of new construction do people drive around and see them. We've had a couple new construction houses sell before the demo was even completed.

A "pocket listing" is when the seller signs an agreement with an agent that is 'exclusive'. It won't be listed on the MLS because then the agent would have to split the commission with the buyer's agent. In this case, the person who wants to buy the property (which may be listed only on that agent's list) has to deal only with that agent.

At least, that's how I understand it. Doesn't mean a normal person can't find the listing, it just won't show up on MLS or Realtracs.

I haven't read all the posts, but I agree-- get a good agent with a large firm. Sometimes they list homes that are in contract already but they list them just for comps.

This is good information. Shows what I know...I thought realtracs pretty much had everything except for sale by owners. So, how does one look at pocket listings I wonder?
