Hello, I live in MI and am thinking about relocating to Tennessee. I would love to find a small home on a lake. I am not sure where to start. I am just so sick of the snow and crime here in the metro Detroit area. I live a bit away from Detroit, but it effects everyone.
Since we are on a small lake now, we enjoy paddle boating & taking our pontoon out I had hopes of finding a place simular to that. I would appreciate any information. One realtor told me some of the lakes in Tennessee are not always year round, that some are regulated by TVA and I could end up with a mudhole in the winter months & most people cannot leave docks out. I'm not sure what area to look in for a yr round lake, or if this was just refering to one area. This is all new to me. Thank you for your help.

You might want to look around Tims Ford Lake. It's really nice there.

Hendersonville and Gallatin in Sumner County or Mt. Juliet in Wilson County would be where I would look at first if you're wanting to stay in the Nashville metro area. Lakefront property is not cheap, of course, but it is plentiful. There are probably thousands of docks along Old Hickory Lake and I'm sure Percy Priest as well. The Army Corps of Engineers regulates both of those lakes, not TVA, and I've never noticed any being in danger of being beached.

But, maybe in other areas of TN this is an issue?

I am in the exact same boat! Live in Indianapolis and ready to move to lakefront mountains! Spent some time at Norris Lake near Knoxville.....GORGEOUS!! Its hard to do when you live so far away. I actually posted my first post today to get feedback from other folks. We are looking for waterfront, super clean/clear water, within 45 min to a city, under $300k.
