Hi Everyone,

I'm trying to make a big decision between moving to the east or the middle of TN. Can you share with me what the COL comparison is for those of you who know? Or perhaps just the COL in middle TN. In comparing homes it seems you get a lot more for your money in middle TN with regard to land, and housing. Would you say this is true? Specifically in the areas of Lebanon, gallatin, hendersonville? But how are the utilities? Are there lots of services available for TV? Thanks for input!

The two regions to which you refer are called East TN and Middle TN. COL varies depending upon the size of city, local taxes, desirability of the neighborhood, and aesthetics of the terrain, proximity to water or parks. I'm not thinking of any definitive answer to your questions, and although I consider TN my home state, I was not born there and don't live there at present although will visit brother in Chattanooga next weekend. But I cannot see any reason for your "lot more for your money" statement, people pay what it is worth to them to live where they do and there is nothing to generalize in regards to East TN compared to Middle TN other than the latter is the fastest growing.

To the OP. Everything groovamos said is true, along with deciding what county in Tennessee you choose to live in as well. The counties have different tax rates, so that is another factor to consider. I would suggest to do some homework with the help of the internet about your choices of where to move. That's how we did it. It took me about two years to narrow down the where factor. You may, or may not get all your answers on this forum phrasing them the way you phrased your inquiry, here. Better yet, pick a town, and after deep research, come visit for a week or two to get a feel. We love it here.

Just something to give an example, Today you may pay 3.06$ per gallon in gas in Murfreesboro but in Franklin you may pay $3.45. To some people concerned with their budget or using a lot of weekly gas, that is an example of things you may want to consider.

This might help some. But for me I'd take middle Tn anytime.

Average Sales Price for homes in Nashville and Middle Tennessee

The average cost in Nashville as compared to the out lying areas are night and day difference.
$150,000 home in Nashville might not be much but in the outlying areas the same $150,000 will get
you much more home for your dollar. Shop around. Best references will be the Real Estate agents.
They can give you lots of info and answer lot's of questions. Talk to more than one as they tend
to push the higher dollar homes for a reason. $$$$

I had a realtor recommend RealTracs Real Estate Mid-South Property Finder to me. She said it is better than Zillow. Good way to assess how much bang you'd get for your buck in a given location.

Not bad mouthing RealTracs but a "local" Realtor will be more in touch with the local community.,..

That is true, but Realtracs is the local association of Realtors website. Zillow is just a national aggregator website.

Thanks for all the advice and direction everyone. I've been struggling with this decision for months now and I have a job offer in both places. I"m tending more toward middle TN just because it seems you can have the best everything - land, nice redone or newer houses with lots of land not too far from the city, and amenities for children that the city offers. One of the perks I found was that "nashville parent" magazine - that was amazing. I imagine I'd be happy in either place but my daughter really liked middle TN. There just seemed to be more to do in that area and the COL after some research looked great to me - especially coming from a state where our property taxes run upward of 12K a year and heating costs can run us around 700-1200 a month in dead winter.
