Rival Cool Springs in terms of what? Residential? Because there's no way it will come close in office or retail in terms of square footage.

How much office square footage is Cool Springs? I honestly don't know.

It may be closer than what you think in 5 years. The interstate frontage in Cool Springs is just about gone while Mt. Juliet has several miles worth along I-40 still (that is 13-14 miles from Downtown in some places). In Brentwood, Maryland Farms is going vertical now...there's no more room.

Cool Springs has 7.4 million square feet of office space, with about 2 million more under construction or planned.

I can't find the exact retail square footage, but it is by far the largest in the state.



I'm not trying to put down the new development in Mt. Juliet, btw. Providence is well on it's way to being a major commercial force in the metro, but Cool Springs is an animal, unrivaled in retail, and only rivaled in office by Downtown Nashville.

Could you show me link where you found the 7.4 million square feet or the 2 million planned? I believe you I just want to see what else it says.

I'm only seeing 5 million Class A in Cool Springs and I have yet to see anything that says 2 million proposed. What page is that on?

It also looks like if you add Airport South & Airport North, which is in the Donelson/Antioch area.. it has more office space than all of Cool Springs. (On Page 8)

To put into perspective how large the office markets are, here are the sq foot totals (in millions of sq feet):
Davdison
-Downtown - 12.6
-West End - 5.4
-Music Row/Green Hills - 2.9
-Metrocenter - 1.8
-East Nashville/Rivergate/Hendersonville - 1.8
-Airport North - 4.7
-Airport South - 4.9

Total - 33.9

Williamson
Brentwood - 6.1
Cool Springs - 7.5

Total 13.6

This does not include projects under construction.
