Hi Y'all,

We are going be moving to TN soon. We are mainly looking at the outskirts of the Nashville area so we can buy some acreage. However, we want to avoid the Nashville Basin area due to the high probability of flooding (and high insurance costs).

So, we are looking for some help from our future Tennesseans

We know we want to be in the Highland Rim area for the warmer weather but we're not sure where the best places to look would be to find the best pricing on land. We have looked at the Dickson area and the Cookeville areas. Fully knowing they could be very different because they are on opposite sides of Nashville do Y'all have any input on good areas to move? As you can see we are a bit flexable. But, it seems land is less expensive on the East side of Nashville? Is this true? We would ideally like to be in a smaller town outside of Nashville that is about 40 minutes "from" Nashville.

Can any of you give any suggestions to this big question? Any help/input would be greatly appreciated.

We plan to visit the area soon, but maybe some of you could help us narrow down where to look when we get there.

What is your budget, and how much acreage do you want?

Also, some days it takes me 40 minutes to get from parts of Brentwood to parts of Nashville.
Cookeville and Dickson are "out of town," an hour or more, not really outskirts. Are you wanting to be THAT far out?

Zillow is your best friend. Put in your parameters (budget, acreage, etc) and use the map.

If you can find NWS watch warning for flood avoid Harpeth River (Bellevue) Stones River (Donelson), Mills Creek. Watch how close your property is to a creek. Cumberland is supposed to be controlled by TVA dams. Flash flood if you are at bottom of hill?

Honestly, I would choose Murfreesboro or on the outskirts within Rutherford County. Although Murfreesboro is a midsize city, it retains a small town feel. There are still some excellent deals. Try searching these areas:

Walter Hill
Readyville (Cannon/Rutherford)
Florence Rd Area
Sulphur Springs
Leanna
Buchanan
Bradyville
Almaville
Rockvale
Eagleville
Milton
Fosterville
Chapel Hill (Marshall/Rutherford County)
Vesta/Couchville Pike

Without knowing your budget, I only included more affordable areas, leaving out Williamson County.

Hey there!



Thank Y'all SO much for taking the time to give us your input, it means a lot. And, like the others have said we left out some pretty important information--acreage and price. Egg on our face huh?



Oddly enough, we're pretty flexible on acreage and price. We have seen some land online from 5 acres to 20 acres. And, as we all know location determines the price. For the land, our "price range" is anywhere from $9500.00-$20,000. Yeah, quite the price spread huh?



We currently live in Azle TX which is a small town about 30 minutes from Fort Worth which fits pretty well with our lifestyle. We like to be neighborly and friendly with our neighbors, we would just like them to be acres away. That's not too far away to come over for dinner, is it? And, we're looking forward to moving to Texas's "Sister State" of Tennessee.

You may want to check out Northern Maury County and Spring Hill, as it still has the rural feel with acreage, but still relatively close to interstates and Nashville.

The rain we are getting these past 6 months has been more than normal. I am afraid we could flood again. Luckily, the rain has had enough breaks that it's not too much at one time like it was in may 2010.
