I am getting close to getting an offer at a company located in Franklin, TN. My wife and I are in our mid30s, no kids but hope to start a family soon.

Our budget for a home would be around $400k - $500k. From what I understand, Franklin is a "sleepy town" and I think it may be too much culture shock for us, since we currently live in the middle of Los Angeles.

We are active, like being in a city, enjoy working out, like walking to coffee shops and restaurants, watching live music and hosting friends for dinner. We also travel frequently, so being within 20 min from the airport would be ideal.

We don't like a loud neighbors, 20 year old college kids, being woken up at 2am from things happening around the neighborhood. We don't need to be in the cool/trendy areas, just close enough that they are easy to get to (I think?).

What areas should we look at?

Where does this understanding come from, because it’s very incorrect. Franklin is a city of close to 75,000 people. And I many days the traffic will remind you of Los Angeles.

Thanks for the reply. A few people there told me that when we were visiting a few months ago. They could've been wrong though. What is Franklin like? How fast could you get to Nashville in a morning commute?

I would look in 12S and Melrose areas of Nashville. Your commute shouldn't be too bad to Franklin (not quite reverse commute because you'll have plenty of fellow travelers but easier than the commute into Nashville.

Would your wife need to commute to Nashville??

Franklin is a relatively progressive city that is very different from LA but far from "sleepy." You don't have to drive very far to get to "sleepy," but your own description indicates that you want exactly what Franklin offers: safe and quiet residential areas with access to cool and fun stuff to do.

The commute around here is a challenge but nothing like LA. On a typical day, depending on where you end up in Franklin, your interstate commute should take 25 minutes. Now, it could take you 25 minutes to get to the interstate depending, like I said, on where in Franklin you settle.

It's deeply rooted in history and agriculture, but it is also an affluent area so much of the retail and restaurant offerings reflect that. The tourism industry leans heavily on the downtown Franklin Main Street and square, so if you watch the videos that focus on that it will seem like a small country town. In fact it's the seat of county government and home base to countless musicians and music industry executives, most of whom came here seeking refuge from California and who could live anywhere but choose to live there.

Welcome to Tennesesee! I live in Fieldstone Farms, a neighborhood of 2100 homes in the western part of Franklin. I am surprised at what you were told about Franklin. Franklin is the county seat for Williamson County. We have loads of Californians, many of whom live in Westhaven (another far west Franklin neighborhood). Many came in 2006 with Nissan, when the company moved it's North American HQ here from SoCal. Their suppliers also moved here, so thousands came from the SoCal area and love it. The schools are the very best in Tennessee, and Williamson County is an affluent community. You can get a home for $400-$500K easily in Franklin, but it won't be the largest home. The average home price in Franklin is $540K. The prices have gone up over the last 24 months, but have slowed down just a little. For your price, you will be able to get an older home that is renovated. For your price point, you can get a brand new home in Thompson Station or Spring Hill, just south of Franklin.
