I have been looking to Williamson County as my best option to move to Tennessee from Plano Tx. To summarize other posts to refresh my needs, I am retired living in Plano, Tx. I need access to top flight medical facilities hence my question is there a safe convenient area closer to Vanderbilt to consider? My budget is $600k to $1000k. Prefer a newer or updated home to an older one to minimize maintenance hassles. I like Plano except it is growing too fast and becoming too city like. I moved here to enjoy a suburban environment with lots of conveniences near by such as a Costco or upscale grocery with chef prepared options like Whole Foods. Good restaurants too but not too dense or crowded city feeling and traffic.

Is there an option closer to Vanderbilt Med center that meets my needs? I consider Franklin or Brentwood good options for my needs and wants. I visited them for a week and found the convenience combined with the relaxed open areas our that way close to ideal for me.

My wife has several chronic illnesses that keep us cycling through her specialist to keep things on as even a keel as we can. I need to be near a good hospital too, she had two hospitalization last fall for a sepsis reaction to a C Diff infection a month apart. I am 10 minutes from a Baylor now. They acted fast and got her heading out of the shut down mode some organs were heading toward when we got there.

I believe the medical professionals we will need to engage in Tennessee are at Vandy so if I can find an area comparable to Williamson but closer to Vandy that might be worth seeing.

I am planning my second exploration trip for this summer and plan to bring my wife to see it. She was not up tot he earlier trip I made alone.

The state and local taxes in NWArkansas are about $8k higher than where I am now. Where Tn state and local taxes for me are nearly $10k less than in Texas. NWA metro is about half a million population, which worries me over primarily medical options for my wife. Knoxville and Nashville are significantly larger with metros of about a million and about two millions respectively. Metro Nashville is my lead option with its size and strong medical community due to Vandy.

NWA is pretty and reminds me of a small Nashville metro in that so much of it is new due to its significant recent growth. I should have run my tax calculations earlier in the process. NWA real estate prices are lower than Williamson County which is nice too.

Oak Hill
The south east part of Green Hills that butts up to the above
Parts of Belmont - Hillsboro Village
Hillwood
West Mead
Belle Mead, though that may be out of or at the very top of your price range

All are 15 minutes and the first 4 are less, to Vanderbilt Med.

Can you tell me how similar to Williamson County these are? Are they denser ? more crime? More varied in homes such as old and new mixed etc? Thanks

Belle Meade is actually its own city within Davidson County, TN.

I would prefer to live in Williamson County, and I think that's more of what you're looking for based on your other threads. Williamson County is home to most of the safest communities in the state. Williamson County is going to be mostly newer homes, and even the older stuff is going to be well-maintained. I'd definitely think Williamson will be more spread out as a whole.

They tend to be more dense and are generally more established neighborhoods. Think 1950s-1970s homes with a good number of higher end custom homes throughout. Most on 1/3-1/2 acre or more with updated interiors and well manicured lots. These neighborhoods NCal mentioned have some of the highest property values in the county. They are very nice neighborhoods with very low crime overall. If you're wanting quick and easy access to VUMC and this is your top priority, at your budget, I think you should look at those areas over Williamson County personally. There's certainly nothing wrong with Williamson, though, and sticking in the Brentwood area will give you pretty convenient access to VUMC still.

You will get a lot more for your $$ in Williamson than you will in the areas inside Davidson mentioned. Tear-downs on 1/2 acre lots are going for $700k+ in Belle Meade. You won't find much of anything under $1.2m in Belle Meade and that probably needs work. Hillwood/West Meade have become very hot with either $$$ new construction or $600k for an old ranch that either needs updating or is a tear down. You may find a ranch in good condition in Forest Hills, but then you need to ask do you really want to maintain an acre + in retirement? My personal bias would be to lean towards a town home or condo at retirement. You should be able find those in your price range in the areas N.Cal mentioned.

We used to live in Oak Hill, and we loved it. Quieter than Green Hills or Brentwood, but easily accessible to both for shops, restaurants, etc. It’s almost completely older homes, but a really lovely established area with a great location. Forrest Hills is right beside Oak Hill is very similar.
