Hello everyone. Me and my family are looking to relocate and we thought we had finally made a choice to move to NC. But are maybe thinking twice about it. We have family in Gallatin and they love it there. So I started looking around and doing some research. I compared cost of living from WPB, FL to Nashville and its alot cheaper in TN however im a little confused on when I look at homes and they are still pretty expensive.. Would it be possible to find a 3 bed 2 bath home with a back yard and garage in a decent neighborhood for under $150k or am I wasting my time??

There's approx. a dozen homes for sale in Gallatin right now that meet your specs on the public MLS (link below).

You want to look at the Sumner County section for Gallatin:

It just depends on what part of town you're talking about. You can find an older home around 1,500 sq feet for that price in Gallatin, White House, or maybe Goodlettsville. The further North or East from Nashville you go, the cheaper the houses generally are.

Realtracs.com is a good place to start your house-hunting. I'd start in Sumner County (That's where Gallatin is) and enter your price range and go from there. Sumner has good schools for the most part and is a desirable location (especially Hendersonville). Robertson County is another outlying county with cheaper real estate. It's not as desirable because it's a little less developed. I would also check in Lebanon and Mt. Juliet in Wilson County.

Really the only places I'd avoid looking at are the immediate downtown areas (East and North Nashville are spotty at best). You can find some deals in Davidson County (Nashville) but you have to be aware that some of the neighborhoods are going downhill...like Madison and Antioch.

To the OP: PM me if you'd like specifics about Madison. There are a few places to stay away from, but there are some great neighborhoods here.

Thanks for the great info. How is La Vergne and Symrna areas I found alot of homes in my price range there as well. Thanks to the first poster for that great site!!

You're going to go out in the burbs for what you want. You'll find plenty of what you want in Rutherford County in that range, even as new construction. Possibly in Madison and Hermitage as well; although I'm not as familiar with those areas.

Smyrna isn't so bad, but I'd recommend staying clear of LaVergne. Too many problems for such a small area.

I would suggest Symrna over La Vergne because Symrna has Ruterford county schools. I don't care for La Vergne because there seems to be a lot of trucking businesses there.
