I was telling a person at work what I was looking for in a new locale and he suggested Franklin, TN. I have never been out that way and was wondering if he was being for real. I told him I liked historical buildings, coffeeshops, bookstores, little sidewalk cafes plus walkable, and bikeable. I told him it sounded too good to be true, and then I told him I couldn't afford it probably and he said I could probably get a foreclosure. I can only afford up to $100,000 and to be honest to me that is alot for one person, and a very small house to boot......I do want a small fixer upper but at what cost? Is it worth it? to even go and look at Franklin? I think he said it was a short drive to some other areas nearby that might be cheaper. But then you don't get the same ambience am I right? Anyone from that area on here that can help before I take a drive out that way?

Your friend is right about Franklin for the most part, at least for the areas around downtown and the older parts of Franklin.

It probably going to be hard to even find a fixer-upper in Franklin for $100k, unless it's in a really bad location. Probably the best thing for you to do is contact one of the real estate agents in the area (we have several who frequent this forum, or I could recommend one) and tell them what you've looking for and then be patient and maybe something will show up in the listings. In the meantime, you can be saving a few more dollars and maybe stretching your price range a little.

Another alternate is some sort of small condo near downtown. I think it would be worth your while to sometime take a drive to Franklin and just look around. It sounds like what you've looking for, just a little difficult to manage with your budget.

There are homes in Frankin for $100-$200k, but they are in dicey neighborhoods.

what about areas outside of Franklin? He mentioned cool springs I think...........or a few others? But, like I told him what is the sense of moving somewhere if you can't be living in the town you want to move to? LOL But would there be closer areas that I could afford? or should I maybe cross this one out on my list and keep looking.....!!!

Another alternate would be to look in East Nashville. You would have to be more careful, but it might be similar to what you're looking for as well. At one time, many parts of East Nashville was pretty run-down, but things have changed there for the better, and it seems like the change will continue.

You also look at Edgehill (not to be confused with Edgefield).

This may sound very schmaltzy and pollyanna....but we moved to Franklin in July and it does feel too good to be true...but so far it's true! We looked all around for several months beforehand as my employer asked me to live anywhere within an hour of the airport. We are renting right now though....not planning to buy for a year, but that's based on our wacky lifestyle right now. Not sure if renting is something you'd be interested in, but 100K is not going to buy you much anywhere.

We've enjoyed everything about it thus far! The downtown area is so sweet, things are handy, people are friendly and not as ultra-conservative as we were warned. Some people whine about traffic but they've never driven in LA or Chicago!

Oh...and it's so walkable! We hear some complaining about lack of sidewalks in nashville but Franklin is very walkable. We walk for fitness and have been very happy with the sidewalks/parks.

I just checked on realtracs and found 2 nice-looking condos in Franklin under $100,000, and another 12 under $140,000.

Man, East Nashville is booming.. some places in East Nashville are going as high as some go for in Brentwood or Green Hills.
