Here's the thing - all the HUD houes are in neighborhoods I wouldn't want to live in. Bank short sales look better - should I call the banks directly

Antioch. No thanks. Madison..nope..
Any websites you know that speciallize in foresclosed properties over 200k?

I want land - one acre min..would like to stay within a half hour of local road drinving to Green Hills...I like Kingston Springs type places..no more cookie cutter subdivisions with no trees and too many kids and schools for me, but want around 100k a sq ft. I know that's a tall order but I am willing to draw a pretty big circle.

I think now is the time to do this..

I would either like a new build or a renoed older home 2700 plus ssq ft.

any builders unsold inventory?
thanks 12buttons
