How is the rental market in the Nashville area right now. If we do decide to move, we want to rent for one year. I think that will be the best move for us so we can get a lay of the land, and see first hand the specific towns that seem to be mentioned most (brentwood/franklin/cool springs), Murfreeboro, hendersonville.

How is the rental market out the above areas right now. The numbers on realtor.com and other places are a bit all over the place--with prices that go from 1500-2800 a month for a 4-5 bedroom home. (We have three kids and I need a home office). I think brentwood/Franklin is the safest bet from what I read..just to get us started and then we can explore on our own after a year.

Since we will be totally new, I would like to live in a masterplanned community if they have them (golf course, pools and tennis, walking trails or bike trails, playground onsite for the subdivision residents-doesnt have to be all, but you get the drift)--so we could make some friends and get to know people as well.

Can you garden in the soil out there. What about the climate..when can you stop wearing the snow jackets and winter clothes and just wear sweatshirts?

If you can reccomend any subdivisions that I can look at that would be great. Even if they are for sale, maybe there would be some with a lease purchase option. I know that basements are not the norm..but it would be nice to have something..just to put our boxes and stuff.

If you're coming from snow country, you'll find winters here very mild. We wear sweat shirts all winter. I'll occasionally throw on a lightweight LL Bean jacket when it gets brutally cold (30's). The ground never really froze this winter other than some surface frost which goes away quickly. I think I saw traces of ice around edge of the lake at our coldest point this winter...which I compare to the lake we lived on in NH where the ice was 4 feet thick for 4 months out of the year.

I can't really help with rentals other to say that planned communities usually have an HOA that prohibits rentals.

We currently rent in McKay's mill. It's a 4 BR, 3500 sf house for $2k per month. It's got the playgrounds, pools, Publix grocery store, Walgreen's, easy interstate access, etc. I'd highly recommend it for a 1 year rental.

The soil isn't great for gardening in most subdivisions. It's mostly backfill with a thin layer of topsoil. We had a small garden; tomatoes, peppers and strawberries, herbs, but it's a rough go.

YES..I did look at Mckays mill..its exactly what we are looking for. How are the schools....would you every consider buying in there?

The school (Trinity Elementary) is okay. It's crowded, but what school isn't these days? My son's teacher wasn't the best, but she is not being re-hired for next year. The administration seemed fine to us.

Our landlord offered to sell us the house, but we weren't interested. I would never consider buying there as all the houses are piled up against the others and it has an HOA. It's not a knock on the subdivision, it's just not our style. I will say it was the perfect place for a rental.

How much did the owner offer to sell the house for ?
If it's anything below 300K then it's actually quite a positive cash flow rental property, so Im windering why he would want to sell.

Thanks....I will have to look into all the activites in Franklin..but I do like the "look" of mckays mill..but we are not in a rush to buy....we are fine with renting. Wouldnt be a bad thing if we got lucky and bought a foreclosure or short sale in an upscale development. We have time to wait and plan.

It's not below $300k. Probably $350 or so. There was no offer per se, but they had it listed for $395k before they accepted our rental. Once we told them we were looking for a house and would probably be moving, they asked if we were interested.
