Hello All,
My husband and I are moving to Nashville from Birmingham, AL in three days. We'll be in an apartment for two months while we search for our new home. We have not made it over to East, but we are very interested. We're especially interested with Inglewood. What kind of feel do you get around the residential areas of Riverside Village? I love the idea of having those shops and restaurants near. Our budget max is $230,000. Are there other nice parts to East in our price range? We are more than willing to put a little or a lot of hard work into a home. Is Lockland Springs out of our budget? Some homes in East seem over priced. Has anyone purchased recently? I know it's a buyers market and I'm just wondering if these homes are priced for negotiations. ANY help would be much appreciated!!!

There are some parts of Inglewood that are really nice established areas (especially the north/eastern area nearer the river) and then some that are more transitional. I would characterize the area by Riverside Village as transitional but it's really booming (even now). I would personally recommend the area if your looking for future equity in an up and coming area (you should have seen the area just 3 years ago). Regarding Lockeland Springs area, you might be priced out of the old Victorians/Craftsman/Bungalow type (but maybe not one that's not been renovated or you never know in this economy, won't hurt to look - check realtracs.com). I would get a real estate agent that knows the East Nashville/Inglewood area well. I know Village Real Estate has a bunch that are very familiar with East Nashville/Inglewood. You might also want to go ahead and join the East Nashville Google Groups. You can find a good real estate agent there that lives in the neighborhood and check out some of the characters that live in the area. In addition to Inglewood and Lockland Springs you might want to check into Eastwood Neighbors (it's becoming the next Lockland Springs and is right next to it). It's borders are Eastland Ave (south), Gallatin Road (west), Porter Road (east) and Douglas Ave (north). There's some neat houses there as well and there's a great Mexican joint near by (Roseppers Cantina), Eastland Cafe (semi upscale restaurant), 2 coffee shops (Portland Brew, Ugly Mugs), a new vegi restaurant (Wild Cow), and the great Family Wash (former laundromat turned restaurant/music venue - sure beats Applebees). If your not soley interested in vintage houses and like a bigger yard, there's Rosebank which consists of 50's era ranch houses (and is near Shelby Park) Anyway, good luck on your search.
