Dear all,

I am interested in purchasing a home in the Nashville area (probably Franklin or Brentwood) in the near future. The plan is that it would be rented out out long term (next 10-15 years).

Is anyone else renting out their home in Brentwood or Franklin? Have you had good experiences, or has it been difficult to find/keep good renters? If you could share your advice I would really appreciate it.

Can anyone recommend a good property manager (from experience)?

You might have better luck in parts of Franklin. Homes in Brentwood are more expensive and rent tends to be way high.
One of our best friends does this with homes in Brentwood. He and his dad have a company that buys lower-priced homes in BW. They do minor upgrades, then rent them.
They have a lot of trouble finding long-term renters. Their average renter gets a 6-month lease while waiting for a house to be built. Even though they rent out older ranch homes, they usually charge between $1700 - $2300/month to cover the mortgage and reno.
They have faced a lot of competition this year from homeowners who can't sell and are trying to rent their homes until they sell.
The other problem he has run into in Brentwood is there is a church here that moves families in from out of town and tries to place three and four families in one house.
It's against city code, and even though he has it in his lease agreement, he has had to evict people twice in the last five years because of it. That has been a huge hassle.
