New Dunkin' Donuts in Pelham (how much, neighborhoods, live in)

I haven't driven up Mammoth Rd. in quite some time, but I passed through Pelham the other day and noticed they're putting a Dunkin' Donuts right on Mammoth Rd. on the former site of a convenience store. I know this is a main road but it's kind of an odd location for a franchise, as the surrounding area is residential, with no real commercial business nearby—let alone a highway. A convenience store is one thing, as they're individual/family-owned, private, but a Dunkin a Donuts with a notable/recognizable sign? I'm not even anti-Dunkins', but I think certain businesses have a place.
Dunkin doesn't let franchisees open just anywhere, has strict standards on location, size, and visibility. Usually they want a location that is easily accessible during the morning commute, what's morning rush traffic like on that stretch of Mammoth?
It seems to be a well-traveled North/South route, especially those looking to reach Rte. 111 heading north, or straight into Mass heading south without being near a highway. There's only so many roads in Pelham anyhow. Still there are no other business in that location, rather very well-kept colonials, even splits, and ranches, etc. meaning a" family friendly" area—not commercial friendly. I can't see it getting much business mid-day, especially with two Dunkin' Donuts on Rte. 38, just a few miles away.
You live in the wrong state then. Does your blood pressure spike every time you drive past DDHQ in Canton?
Maybe you need to move to Canada, then you can spend your time complaining on that forum about how much you hate Timbits.
