We are under contract for a 3,000 sq/ft colonial with an in-ground pool and central A/C. I just called Eversource, and inquired about the electric use history. The customer service person said they can not give specifics for confidentiality reasons, but the average monthly fee is currently 700/mo., or $8,400 pr/yr.
The house does NOT have electric heat. The current users have LOTS of hobbies with a professional grade wood-shop, pottery studio (with a kiln), and seamstress workshop. I'm assuming that the kiln in particular is the cause of the electric usage, and that our habits will cut the electric usage.
I've never had a pool, and I know that it can be a power hog, but $700/mo. seems to be more than a pool would account for, correct?
Yikes, that's outrageous. This seems like there's more than one culprit. My last house was nearly that big and I never had a bill over $140. What are the KW hours used vs Eversource rates in Nashua? Is the kiln electric, and how often do they actually use it? You could also post on a pottery forum and find out how much electricity a kiln actually uses. How well is the house insulated? Do they have 6 kids who leave every light on? Electric range, dryer, hot water heater, and four ancient refrigerators? Supplemental radiant electric heat in the bathroom floors? Or heated driveway? How old and energy (in)efficient is that A/C? They, and you, will likely use the pool maybe 4 months a year. A seamstress workshop isn't going to use much electricity. Unless you're made of money, I'd explore the electricity usage some more before the closing. Did they ever have an energy audit...I dang well would have had that done. Other than the kiln +/- woodshop, a lot of these other uses may not change much.
Home inspection is today. House is in Durham. It's relatively new construction, with nice upgrades. Has natural gas heat / Rinnai tank-less HW heater (average gas bill is a reasonable $115/mo.). New kitchen w/ modern appliances. Second, slightly dated refrigerator in the garage. I'm wondering if it has an electric pool heater
I have similar sized house with a pool and central AC and two workshops. I hate humidity so the AC is used pretty much all the time in the summer. Our bill averages around 220.
They must get a lot of use out of that electric kiln!
For a Medium sized "home" Kiln would use ~6800 Watts of power (220v/28a) using it 12hr a day 20 days of month @ Eversource rates of apx .18 per KwH
Would run close to $300/month
(Not counting what the heat from the Kiln would do to the AC load in the summer, Opposite side it might have brought down the winter Natural Gas Heating bill)
