Yeah, I don't think it's too bad, but it is certainly simpler if you buy an unaffiliated single family home. To me you just want to get clarification up front when you speak with the listing realtor - is the dwelling part of an association? And if the answer is yes, then what does it cost and what all does that cover? Maybe it's sheer laziness, but neither the fee nor the benefits are typically specified in RE listings. Then later if you're getting serious you want to actually read all the fine print in the condo docs - fees, benefits, and restrictions.
