I plan to retire a few years hence and am looking for a building lot (2-5) acres with (hopefully) lake/stream access in the 50K range. Not looking for something too far "out there" in that I would like to have some reasonable access to good medical facilities (I'll be a retiree, after all), shopping, and of course, outdoor activites (kayak, ski, hike, snowshoe, etc.). Am I asking for the Moon, here? Suggestions welcome.
Yes, as Brave Stranger said 50k is too low in this area-land is very expensive in NH and access to water increases the price a lot.
I would imagine that for some type of water access for the price you mentioned, you would have to go north and you would in fact be "far out there" and not close to a lot of shopping like you want. Even then, I am not sure you would find much in that price range, probably not 5 acres with water access. Perhaps an acre on a stream in the far north. Of course, you would have an abundance of snowshoe and snowmobile trails, access to hiking and all things outdoors, just like here in the Lakes region.
I think the sticking point is going to be water access-it really bumps up the price-regardless of where in NH it is.
You might have to look at pre-built homes in the area. Good buiilding lots up here cost a lot of cash. You would have to go WAY up north for cheap land.
You might be able to find something in Bradford or Sutton in that range. There are even a few lots in Newbury in that range. You won't find 2 to 5 acres near the lake for anywhere close to that amount. Maybe a small brook or stream on the property.
I second the Sutton/Bradford/Newbury area for a bit more affordable land prices. That area has small brooks and streams everywhere along with lots of parkland. You can be isolated in the area, but not too far from I-89 which allows easy access to New London (hospital + Colby Sawyer College) and Concord (all other amenities)
Property taxes tend to be lower in the Lakes Region, but land prices there are pretty expensive.
The towns with the lowest land prices currently? Probably in many areas of Coos County. However, deals can be had closer to Littleton in some of the outlying areas. (This area has a hospital and more amenities.)
one rule of thumb is to allow yourself $100K per acre.
