I was down that a way for a 50 th birthday party over the weekend and their home was a 3500 ft sq newer gorgeous home with ground in a good school system.. I figured $450k easy... Just looked it up online and that neighborhood (off of Fries mills road, just past Scotland Run golf club) are dirt cheap!! You can buy a large (over 3k sq ft) home with an inground pool and manicured landscaping for about $225k with 7k taxes!! Wow.. Too bad its in the middle of no where.. But what a value.. Those homes where most likely over $450k new

Monroe Twp. right? Basically the Williamstown area? You are right that if it wasn't in the middle of nowhere it would attract more attention. The schools are decent (a lot better than other towns in that immediate area) and you can get a ton of house for the money. I think I know the area you are talking about and it is right at the border of Monroe Twp. and Clayton. There are some absolute McMansions out there that sold for $300k - $450k new that now go in the $200's.

I think the big issue for that area is simply one of access. Where they are located they are just so far away from job centers and major highways that anyone who needed to commute to the Philly area (which pretty much everyone does) would be in for a hell of a drive everyday. I felt kind of weird saying it was the middle of nowhere as it is similar to the area I live in. The big difference though is I can hop on 295 and get to say Cherry Hill in less than 20 minutes. That's probably pushing an hour drive with all the traffic and back roads for people out that way.

During the building boom, that was the next exurb on the outskirts of Washington Twp., but now that the bubble popped, people aren't looking to spend $400k+ for a big home that's an hour away from everything.

yup. Thats where they are at. Monroe township and Clayton.. I have seen homes there as low as $200k! and 3k sq foot! Amazing value..

Wouldn't want a house in Clayton, no matter how good a deal if there are school age kids.

Absolutely agree. Monroe Twp. isn't bad, certainly not the best, but not horrible either. Once you cross into Clayton though the schools are not very good. It's in that border area where the houses are really cheap, you just need to make sure you stay on the "right" side of the road. Definitely a good area if you value house size and price per sqaure foot above all else.
