We are considering buying a house in Stratford. Hoping to get some unvarnished
opinions about this town and its future (heading up, down, or remaining stable?)
We stumbled upon it when checking out the commute to PATCO for another town we were considering.
We liked what we saw in the 'Laurel Mill Farms' development. The vast majority
homes appear to be well cared for and tended. Seemed nice and quiet.
But that rt. 30 corridor and the abandoned shopping center are scary.
Hi-Nella looks really poor and run-down. Had not been to Lindenwold in 30 years
and it was down right scary. We are trying to get back closer to Philly for work.
We are feeling somewhat burned after purchasing a house in a town in
Delaware that was supposey 'revitalizing' and realizing that isn't going to happen.
Stratford (and Laurel Springs) are kind of the nicer areas in an otherwise "eh" area. There are some nice communtities in both towns and they have good schools until high school when all the kids get tossed in with everyone else at Sterling which is a below average school. The poor high school and the character of the surrounding towns is why Stratford has never really solidified itself as a "nice" community. That area overall has been on a long slow slide for a while now. There is a running rumor that all of the individual towns; Stratford, Somerdale, Laurel Springs, Hi-Nella and Magnolia will merge to form Sterling Township. At that point, Stratford would most likely lose the redeeming quality of the decent elementary/middle school.

It's hard to go wrong in Cherry Hill and Woodcrest is a pretty nice middleclass area. About the only thing I would tell people to avoid in Cherry Hill are some of the condo towers.
I would look in Voorhees across White Horse Pike. Granted that part of Voorhees has seen better days, but there are other nicer areas further up worth looking into.

It's been talked about for a while now. The talks were real serious in 2008, but have calmed down a bit. The state is very interested in pushing mergers, especially at the school district level. The towns that make up Sterling Regional are ripe for this because they are geographically contiguous, all attend the same high school, have multiple shared services including police, fire, EMS and trash collection and many of their rec programs overlap. There is no reason why they all shouldn't merge together.
This document is from 2010, but it shows the possible school district mergers that the state is exploring in Camden County. The Sterling one is only one of many they are considering, but it is the one that has gotten the most traction and the towns have even commissioned feasibility studies:
