Hey guys, first time home buyer here. I have lived in Cherry Hill my entire life and am contemplating buying my own place in Moorestown based on the smaller school sizes vs. Cherry Hill. I always thought that Moorestown taxes were much higher than Cherry Hill taxes, but from what I have seen, it appears to be the other way around. Here are a couple examples:

Moorestown:

Moorestown New Jersey Homes For Sale & Moorestown Real Estate - Zillow

Price 350k
2664 Sq. Ft.
Property Taxes <7000 (2013)
(.42 acres)

Moorestown New Jersey Homes For Sale & Moorestown Real Estate - Zillow

Price 300k (home built ~2000)
2412 Sq. Ft.
Property Taxes <7000
(almost 1 acre of land!)



Cherry Hill:

Cherry Hill New Jersey Homes For Sale & Cherry Hill Real Estate - Zillow

Price 340k (build 87)
2567 Sq. Ft.
(.43 Acres)
Property Taxes 12,500 (2012)

Cherry Hill New Jersey Homes For Sale & Cherry Hill Real Estate - Zillow


Price 269k
2387 Sq. Ft.
(.28 Acres)
Property Taxes 9904 (2012)


Am I missing something? Are Moorestown properties due for re-appraisal soon or something? Any info would be amazing.

If those prices are indicative of actual costs, it just seems to make so much more sense to buy in Moorestown, but the unanimous contradicting opinions have me worried.

Nope.. You thought wrong.

Moorestown is in Burlington County and Cherry Hill is in Camden County. Burlington County tax rate is lower than Camden County.

Moorestown did a property revaluation in the past 10 years. Changes are, there wouldn't be another one for a while. I live in Mt. Laurel (also Burlington County) and go revaluation a year ago (after 17+ years). My tax is actually lower than my friend who lives in Cherry Hill and his home assessed value is much lower than mine.

If you want to live in SJ and pay slightly lower tax, stay in Burlington County.

For the same priced home, you will find that taxes in Moorestown are lower. However, you get more bang for your buck when shopping for a home in CH as prices on a per square foot basis are lower in CH.
