Well, this is the latest fiasco in getting myhouse ready for sale. My furnace died. No, it is really dead. As in dangerous to operate.

I am discussing replacements with an HVAC contractor tomorrow whom I know and trust.

Any idea what a reasonable price is for a new furnace in northern NJ? I have a small house, gas hot air.

Buy one with "high efficiency". At 3 bucks a gallon and higher, people do think about their oil usage. Not having it may cost you. IE you buy the furnace and it ends up being a negative.

If it's a relatively easy switchout (not buried in a crawlspace or up in the attic), I'd say you're probably looking at $3-4,000, depending on the size of the furnace.

Here are a couple of links for the cost to purchase a furnace from WWGrainger. I know you won't be buying or installing yourself but this will give you a ballpark idea of what your contractor will be paying for a similar furnace from his supplier.
the first is a list of gas furnaces.

Usually a contractor will double his equipment costs to come up with an installed cost. The is not a guarantee of what he may charge.


Note the higher the efficiency the higher price of the unit.

We paid $3000 3 years ago. We have gas hot air also; our house is average 3 br (7 rms...don't know sq ft). A more efficient furnace should run around $4000.

I am in the ballpark of under $3000, more likely around $2800 for the furnace and doing work on the flue or chimney or whatever. This is not as bad as I expected. Probably less than what a buyer would ask for as a credit if this were an inspection issue when I sell soon.

Just very frustrated that I had to wait to sell due to illness, and now everything breaks. I have replaced the dishwasher, and the drywell collapsed, so the basement flooded, and I needed a sump pump. All in the four months since I had major surgery for removal of a large pre cancerous tumor

I am due for a break. Hopefully I can sell soon and move on.

We have hot water baseboard heat, oil fired and our new furnace installed in '05 cost us in the range of $5000. Once you list, please consider covering your home with a 1 year home warranty; covers most operating elements and appliances of your home during the listing period and gives the buyer coverage for the first year of home ownership. Cost approx $529 w/tax only payable at closing. You dont' close, you don't pay.

Look at it this way.....now you can ask more for the house with that new dishwaher and furnace!

Actually, I really can't ask more. It is at the bottom of the market already here, I mean entry level, little cape on small lot in Bergenfield. New furnaces, appliances, and pumps do not translate well in asking prices here. It likely will make the house more desireable to more people, though, which may mean it moves quicker. It's a cozy little place on a nice street - but it is little.

I was a realtor and had intended to throw in the home warranty - I may still do that, but whoever buys this place is getting a lot of brand new stuff.
