I am looking for a good area to either buy a house or rent near peapack. I have 2 kids under 5 years old and my wife stays at home (for now at least). Good schools, safety and reasonable cost of living are important. I currently have a 35 minute commute in rush hour traffic and really dont want to exceed that unless warranted. if renting I can spend ~ 2k a month, if purchasing my budget is ~ 400k or so. Advice greatly appreciated.
Not much can be bought for that price. You could look in Chester. It has a small antiques section that draws crowds of family type people on weekends. Somerville could have some cheaper real estate, just be wary of certain neighborhoods.

you'll need to commute about 20 minutes or so, bridgewater to the SW or basking ridge to the east are the first towns that you might be able to afford. Bridgewater is a huge town with good highway access, many stores, a mall, movies, fairly decent schools and you could be in peapack quickly, no real traffic issue
Try Long Valley, near Chester. Also try Gladstone, Oldwick, Califon.
agree. Long Valley and Califon are best bets for your budget. Gladstone, Oldwick and Chester are infinitely more expensive. LV schools are better than Califon.
We live in the historic, charming town of Stanton Station...which is quaint, quiet, and safe. It is 19 miles from Peapack. We have Readington Township Schools (Hunterdon County)...which are some of the best in the state! Hunterdon is a blue ribbon school county. It was voted one the best counties to live in for children in NJ.
Our house happens to be for sale for $429,000. So... it's definitely possible to find what you are looking for.
I don't mind a 30 minute drive to work if needed - I do that now, not sure when I will relocate as it ian intra company transfer - in the fall most likely.

Riebots, if you dont mind me asking, what is the annual prop tax on a house in the 400K price range?
