I am interested in the requirements to get a building permit in Summit. Work would be a master bedroom addition (substantial so I know I need a permit). The main question I have is do I need drawings stamped by an architect? Or can my contractor just submit the drawings to the building department under owner's name? Any info is really appreciated!!!
You'll need an architect's seal unless you're willing to sign the permit jacket stating that you've personally drawn the plans (meaning you- not the contractor). By doing that, you take all responsibility for the structural soundness of the building- if it falls down, it's your problem, not the contractor's.
If there's anything complex, like built-up girders that aren't sized directly from the code book, the building department may require you to get an engineer's stamp for the structure anyway.
For new addition, I think you will need the architect. It's a safety issue for the structure. For more accurate information, you can call building department to ask. In addition to building permit, you will also need to get electrical and plumbing permit if there is new bathroom involved.
Thank you for the replies guys. Some of the work is just interior demo (no structural walls) so that should not be a problem. The master bedroom (phase 2) I will definitely have drawn by an architect and stamped.
Zoning for setbacks is different all throughout town. The drawings must take that into account or you will have to go for a variance. Maybe things have changed now, but the permitting process is long and expensive.
You need a permit in town to do essentially anything. Last I knew you needed a permit even to replace an electrical switch, a toilet and what not. To take down interior walls I can't imagine it wouldn't require a permit. On the disclosure when you go to sell it will ask you if everything was permitted.

Permit for replacing a electrical outlet and replacing a toilet? NO WAY...
My town said anything over $500 will need a permit. Let say, if your toilet costs $300 and plumber charges you $201 to install, then you need a permit because it's over $500. You can't even cheat on the total price by putting less on the application as the building dept staff will revise that for you base on their best knowledge of market price.

Installing a toilet costs $5 for the wax ring. And a $300 toilet is a nice one. Easily done for under $350.
Same goes for an electrical outlet. Outlets run $2-$5 bucks.
And why would you submit an application for a toilet replacement?
Each town has its own rules and regulations. Summit is very strict.
