When our house in Beachwood was on the market.. it was RIGHT before everything started to stall out. Last March the house was listed on March 1st. The house had a contract on April 15th. That was luck. The house was priced right at the time and it moved. Unfourtantely, there is no way that it can compare to the market now.. because there is no way that it would have sold if it was listed 5 months later. It was a 3 Bedroom, 2 bath ranch.. and it sold for $290K.

My advice would be if you don't mind.. list your house now. It can't hurt to start getting feedback. Because with the length of time houses are sitting on the market you might as well start the process a little early. I am not sure of your personal situation though.

1 block from bay/marina = GOOD

Current housing market = NOT SO GOOD

You live in what is desirable down here; a house close to the water. The issue is going to be the market; look around your immediate neighborhood....or use the Asbury Park Press online database to check up on what houses are selling for in your immediate area. In my area of Toms River, there are a few homes which I think have been on the market forever; but then, you will still see a home go up for sale and sold fairly quickly. Not as quickly as the one week (or less) turnarounds of a few years ago, but that's the market for ya
