I am in the position for the first time in a long while that I am going to have to get a tenant "off the street" by using craigslist. I've been lucky up till now with tenants being recommended. So I am trying to find out what other landlords do to check on a prospective tenants credit. Anyone out there with any first hand experience?

You can always contact a mortgage rep to view their credit history. They may charge a small fee to cover their cost - but it gives them a future opportunity of earning that tenants business (when the lease is up of course).

There's also a place called youcheckcredit.com that offers online tenant screening, but the only issue is it's not looked at by a person that's going to actually make a judgement call.

If all else fails - you can get it listed in the local MLS which will normally get it rented out rather quickly.

I was recently given advice to use a real estate agent to rent out an apartment in a two family home that I own. It was the first time that I had to find a tenant as well since purchasing 5 years ago and I'm very happy that we went this route. You won't get as much action as an ad on craigslist but it automatically weeds out many undesirable prospects in my opinion because of the additional realtor's fee.

It costs nothing for a landlord to list with them and they handle all of the credit checks and application info.

My realtor also gave us the option that if we found somebody on our own while it was listed with them they would just pull the mls listing. Of course that would have still left us to do our own credit check etc but thankfully it didn't come to that. It was just nice to know that we could still go the craigslist route if we wanted to on the side.
