What towns in Northern Bergen County and Morris east (Waye-Riverdale to Montville area) are considered affordable in this market?

Are there any other towns in the Northern Bergen County region that are affordable and have decent taxes? What about Morris County, towns that are still within the Wayne-Oakland-Franklin Lakes region and not in the boondocks?

Come to Hawthorne, we are always looking for fresh meat If you do go for the area in the Jefferson elementary school district. At least then the elementary school is worth the taxes.

You have to travel pretty far out in Jersey these day to hit boondocks.

How about Ringwood or Pompton Lakes?

^RW and PL are too far for me. Oakland seems almost ideal, in terms of a. safety and environment b. area (close to both Franklin Lakes and Wayne) - my question is are the taxes in Oakland as high as in the aforementioned towns and where does Oakland rank amongst affordable towns/low taxes in Northern Bergen County?

Lincoln Park is next door to Wayne, and just off 287, as is Pequannock

Also off 287 is Wanaque

Pompton Lakes is between Riverdale and Wayne - how is it too far for you, based upon your OP?

Be careful of areas around Wayne. Lots of flood-prone areas. Just saw how devastated they were a few wks ago.

Just don't buy next to the rivers; the majority of houses in those towns in the area (LP, Wayne, Peq/PP, PL etc.) are not on a flood plain....

You're right. But those that know nothing about Wayne, Lincoln Park, Little Falls, etc. and are looking on a sunny day in June won't have a clue of how bad it can get in those places. I'm amazed that those houses sell at all. The Ledger showed a guy pumping water out of his basement after the last devastating flood, and the water was almost up to the basement ceiling. And he hadn't even moved in yet. What a feeling that must be.
