We're looking to purchase a townhome/condo/single family home at the NJ Shore (LBI and Southward) for a price of $250 K or less.
1. Why is there such a large property tax differential between say a property in Shipbottom (cost-$150K; taxes-$10k) and Wildwood Crest (cost-$150k; taxes-$2.5k)? These are actual figues from recently listed properties.
2. What do you recommend as a location if we do not care for the party scene, do not require the night life, have young family, prefer a less developed location, and prefer a less densely populated beach.

i need to know this place in shipbottom because for the life of me i can't fathom this. taxes on LBI are not that bad. I'm guessing it's a misprint.
are you looking for walking distance from the beach? if not, i was going to suggest a lagoon front in beach haven west or mystic islands? for less than $250k you won't get too much, but you can get something on the water.

The place is actually in Harvey Cedars, north of Shipbottom. I inquired and it turns out that it is a quasi-time share with 5 other owners (offered at $137K; ocean front) where each owner receives 10 weeks and splits the $17K in taxes. There is another property one home removed from the ocean in Shipbottom, but it is another one of those time share type of deals.
I'll look into BEACH HAVEN. Any thoughts on Wildwood Crest? I don't care about ocean front or walking distance, necessarily, and we could not likely afford it anyway!

ok, that makes sense. you won't get anything in beach haven in your price range.
do schools matter?
it seems oceanfront or walking distance matter greatly to you since you are only picking places that meet that criteria! look in manahawkin.

Access to a school in that area is not important since this would be a summer place. It seems that anything within a 1/2 mile of the ocean is unaffordable for $250K or lower?
Perhaps we'll have to shift our expectations and go "inland."

I don't think there's going to be anything in the Crest at that price, either, unless it's a very small condo not near the beach..I could be wrong but will be curious to see what you find!

you can probably snag something small in beach haven west on a lagoon. it's across barnegat bay from LBI.

What are you talking about? Where did you get 10 g's on a 150,000 home in Ship Bottom????
I LIVE in Ship Bottom. ALL YEAR. My house is assd. at 774,000 and my taxes are $6400 for the YEAR. Wherever you are getting your info from is wrong!

This is a slam dunk... you want to be in Ocean City! - Party scene? It's a dry town. Enough said.
- Night life? A whole new meaning without booze and 'games of chance.'
- Less developed? That's a little tough. Stay on the south side of the island.
- Less densely populated beach? Easy, but again, stay south.
- Under $250K? Yes, some properties are in that range. Realtor.com lists 25 properties at that price or less.
Or go 10-15 minutes inland and find something for much less money... Upper Township (Marmora), Somers Point, or parts of Egg Harbor Township.
