I work at upstate New York, and plan to move closer to the City.

Recently I see several townhouses at Cross Creek Condo at Englewood, NJ. Is that a nice/safe neighborhood? More specifically, right next to this townhouse community, there is a large government-subsidized housing community. Is that a potential issue? I am first-time home buyer, so any comment is welcome.

If not, is there some comparable townhouse community nearby?

I hear that the Cross Creek Pointe townhouses have lots of construction quality issues. Does someone know some details about it? Thanks.

I don't know much about the construction issues in Cross Creek Pointe but I do know that it's quite a lovely complex. I live just one block away and we love Englewood. It has its good and bad. The part of town that Cross Creek is located on is very nice-we also have a lovely downtown area.

This only issue for us is that the public school system isn't very diverse in terms of race, social economics, etc. It doesn't reflect the diversity of Englewood itself. The school system also isn't the greatest once you leave the lower schools.

Englewood is one of the most varied towns by neighborhoods you can find. The bad part of town is in the southwest -- the combination of being close to where that area starts + next to one of the public housing complexes would make me seriously wary. (edit: it IS close to the border rather than definitively in the bad area, and M2tnx knows far more than me about the specific blocks, so if she says that block itself is fine, it probably is).

Also, if you have kids, stay far, far away from the public schools. There are issues there that go beyond the academic problems (gang problems, mistreatment of hispanic students).

Ahhh you're right. It is very close to this complex called Rock Creek or something like that which is pretty scary...I'm not sure if I would base my decision soley on this though. This complex is rather "hidden" on a side block off of Broad Avenue. The good in this particular area outweighs the bad. Cross Creek is a gated community.

I have been living here for 5 years now and its a change up from NYC. I have witness a couple of verbal altercations but the cops do a good job of mediating conflicts back to normal. I would rate Englewood overall 7/10 on crime, community, cleanliness, schools, parks, restaurants, kids activities, parking, hospitals, churches, and proximity to the city {sign up for the car pool e-z and fare is only $2}(All major highway access).
