Are you referring to a re-sale property?
No, it is for some of the new homes, sold only by realtors. Some of the homes are under construction.

I am extremely disappointed with Chester lighting's services. My husband and I went to check out the inventory - when we first got there, the staff seemed overwhelmed by the # of customers and it was very apparent that the place was a madhouse. We did look around and finalize lighting for our whole house. While I am happy with the selection I chose, their customer service has been horrible. We waited over 3 months after moving in to get a glass cover that was apparently broken when delivered and Chester lighting failed to tell us until we moved in. After we notified them, we chased them for 3 months to get the glass piece in our dinette. Every time I have spoken to their staff or been to their showroom, it is obvious the staff is in a frenzy and cannot handle the customer load they receive. Buyers BEWARE!

i think there is still a 10k builder incentive.. but as yogesh says there arent much houses left. plus i've seen some of homes listed by real estate agent on various sites almost 3-4 mnths back. not sure how many got sold thru them.

Some of the homes which builder cannot sell quickly due to any reason (unlucky plot number, corner odd lot, house facing straight street at T-junction, etc.) are handed over to realtors on 2-2.5% commission. Builder will get the same original price. Some of the homes are being sold by Realmart Realty, Plainfield. The homes are also listed on other realtors' websites who divide the commission with the original listing agent. With the housing market heating up, selling new homes at whatever prices is not a problem. These agent-listed homes are basic models (elevation A) with hardly any upgrade.

Hi,

I am a silent reader in this forum and I am first time home buyer. I am about to close in next 60 days. I am shopping for Mortgage Lender.
I approached Wellsfargo directly as per builder advise but there rate are little higher then other Lenders rates like Amerisave, Suntrust etc . Wellsfargo rate is 3.5% and others are like 3.375%.
Can some advise me as per there experience?

None is giving 3.5 these days ... As rates have moved higher
Recently. Amerisave & other online or small
Lenders can delay closing & might have hidden charges...Wells Fargo will
Be best convenience wise...as they know builder...

Thanks for the reply..,
Yesterday I approcahed Vally National bank, even there rate is also 3.5% and more over there closing cost is $1,899 including eveything but wellsfargo is around $6,000. Vally promised me there are no hidden charges. I am not sure delaying in closing.

Most lenders need certificate of occupancy
Before doing final inspection which can cause delay in closing.

Wells Fargo will do final inspection before certificate of occupancy.
By 3.5% I meant apr not rate. It's difficult to get 3.5 apr these days.

I am talking about rate (3.5%) not APR. With Wellsfargo current APR is around 3.799%
