I am by no means a tax expert, but simply asking yourself a very simple question will likely give you the answer to your question.

The question is: Can you write off the cost of maintenance in a condominium without age restrictions?
Hopefully, you know that the answer to that question is, "no".

So--if a younger person who lives in a condo community can't deduct even a portion of his/her monthly maintenance fees from their income taxes, why do you suppose that the IRS would allow someone in an age-restricted community to take a deduction of this sort?

That being said, I think that you should always consult an expert for an authoritative answer on something as significant as your tax liability. Even though many folks like me will attempt to give you an answer, we could well be wrong.

Why ask random strangers with unknown agendas, rather than someone who can give you the "official" answer?
