Anyone bought townhomes in this community of Hartland Square?

What are the current prices...any negotiations?...i know they are pitching in 5000 towards upgrades when they started...what about now?

That was me, i tried to rename the thread title to match the the community name which didnt work, so i started a new thread with community name in the title so that people can find this in google search and add more info about their experiences... sorry for the inconvenience...

People who bought these Town homes, Please let me know your experience...

I pass the regal on my way to work every day, you can see the townhouses from Rt 1. They are up already. KHOV sent me an email yesterday about hard hat tours this weekend.

Me and my wife visited the sales office in late April.

Pros:
Very Close to Jersey Ave Train Station (like 4 minutes to station)
Convenient location with quick access to routes 1, 27,130 and NJTP
North Brunswick schools

Cons:
Its a townhome (no privacy)
The layout of the interior unit was not ideal
360k for an inner model with basement
Bare bones builder grade finishes (vinyl floor, laminate tops etc)
I believe the tax bill was like $8k
HOA fees were high 200's monthly
No amenities (clubhouse, pool, gym etc)
Its location is by governers pointe (seedy element with lots of renters)

We decided against spending all that money for a townhouse with shoddy construction and finishes. We are currently under contract for a single family in the area. Don't get me wrong, KHOV knows what they are doing. They know there is a huge Indian population in the area with cash, and they are counting on them to pay for these townhomes. Just look at the Pulte Homes Tounhome community in Highland Park, they start at 400k and they are almost all gone, been up for less than 6 months. Sales rep indicated to me it was majority Indian folks in IT who needed easy access to trains to NYC. KHov is aiming for the same buyer.

My take, if you have 360K to spend cash, or a huge downpayment where as you could get yourself some positive cash flow in a few years if you rented it, i dont think its a bad idea. The easy access to Jersey Ave is big, real big. You could find tenants easily, and I suspect you could rent one of these for about 2k.

Most of North Brunswick is seedy, and I live there. The schools, well, I wouldn't call top notch. Lots of students from neighboring municipalities (New Brunswick, Franklin) are "sneaking in" by using North Brunswick addresses when they, in fact don't live there. The townhouses you speak of--you get what you pay for. That's what this town needs, another townhouse development or strip mall. That's why North Brunswick is quickly becoming the "next" New Brunswick. And if a sales rep divulged that the majority of buyers of a development were Indian, they were acting unprofessionally. Well, this is NJ, home of the idiots.

I take that back, Pulte rep did not say Indian. I am an engineer and work in NYC, he asked my profession, i told him. He then went onto ramble about how 90% of the folks coming through the sales office were also engineers/IT professionals working in NYC. Since I ride the NEC daily, I am "assuming" the 90% he was talking about was from an Indian origin.

Tony...where did you buy your single family home and if possible tell me the details of price etc...you mentioned the same reasons why i am not able to confirm on these townhomes... but then i am looking for a new home, so i could use more info...let me know...

We bought a single family resale, but I think we looked at every possible new construction in the area.

Summerfields in Franklin Single Family starting at 375k - Mass transit access stinks here (15 min from Jersey Ave, little shorter to New Brunswick)

Hartland Sq North Brunswick - see above

Overlook at Highland Park- 380k+ townhomes. These were nice, and we ALMOST pulled the trigger, but HOA's were like 325 with no ammenities and the next phase wasnt going to be ready till October or so. We didnt want to wait.

Heritage at Piscataway - Single Family starts at 425k, but too far from wifes work.

Crossings at Hamilton Station - last i checked these were 3 bed 2.5 Bath townhomes WITH basements for 299K!!!! You can walk to the train station in Hamilton which offers an express train to Penn Station in about 55 min. Wife didnt want to be that far south, but if you commute to NYC this place looks like a good bet.

Honestly, resale is the way to go.
