Hello,

I just made 2 offers on 2 different houses and both were accepted! We like the houses equally, they both have very unique pros and cons. The house in Nutley is on a very quiet street while the one in Rutherford is near to main street that's sort of busy, but not overly busy. Where would you buy? I work in near Penn Station in NYC, my husband works in jersey city, should the deciding factor be that Rutherford has a convenient train station? Taxes on both homes are about the same...Nutley home requires some cosmetic renovation and is already slightly higher in price (not by much, about 10,000 more). Rutherford home is more move in ready contingent on inspection of course...

Which town would you pick and why??

Both Nutley and Rutherford are great choices. I had considered both and ended up in Rutherford because it is more walkable, has a nice downtown with some good restaurants and has a train stop so you don't need to rely on just the bus to commute to the city.

Check walkscore.com if you haven't done so.

If those qualities don't matter to you, then go with your gut!

I'd choose Rutherford as well. Kimchee's reasoning is pretty up there. The downtown is great and has a lot of nice restaurants. Some good pubs and taverns just across the tracks in East Rutherford as well. The train station is a huge plus if you're commuting to Penn and your husband in Jersey City. You can switch at Secaucus for a NYP bound train, or save a couple of bucks and switch in Hoboken for the PATH which will take you to the same area. Your husband can switch at Hoboken for PATH or HBLR to get to Jersey City.

Nutley is a great town and will be a place of consideration when we're ready to buy. But for your situation or if I were in the position to choose, I'd go for Rutherford.

Actually, I believe that it is cheaper to transfer at Secaucus than it is to take the PATH from Hoboken.

A monthly pass to NYP is $156, whereas going to Hoboken and taking the PATH is $116 plus $54 for the PATH, which comes out to $170.

Plus, going to NYP is faster than the PATH.

If the OP's husband works in Jersey City, he could use the NJT pass on the Hudson-Bergen Light Rail at no extra charge, so his monthly commute will only be $116.

Ah you are correct, I forgot to consider how close Rutherford is. My suggestion was going off a friend who lives in Hackensack on the PV line, and it's cheaper (and closer to her job) for her to take the PATH from Hoboken than to connect at Secaucus for an NYP train.

And good perk to point out about the cross honoring on HBLR from the regional month pass. To the OP, Rutherford is a pretty good sell in terms of easy-ish and more affordable commutes for you both!

Thanks! We picked the Rutherford home. We know we would normally be priced out of this town but since prices have come really down (we've been searching for almost a year) we figured this was our chance in :-)

Thanks for the website! It says 65% of Rutherford residents have a better walk score than me. Is that a bad sign? I have a car, so driving and parking near the train is an option for me although I know it's not as nice as walking there...

Thanks for the info!

Hubby will be driving to work every day since his job is not really near a Path or Light Rail station in Jersey City.

Wow! I knew I would be paying more for a NJT montly pass to NYP station but didn't realize just how expensive! I currently rent in downtown JC and pay only $54 for a monthly PATH card. I will say I am looking forward to being dropped off closer to 8th ave. vs. 6th ave...walking those 2 avenue blocks in the winter can be brutal!

What intersection are you closest to?

Memorial field is a great park, you will hear some clinging from the baseball bats though... no big deal, small price to pay to be close to such a nice park.

Also if you are considering parking near the train please understand the town charges $50/month to park in one of the three designated areas. A better option for you assuming you are pretty close to Union (memorial field is)... is to jump on the 190 bus and then get off at the train station and catch your train that way.

For your return trip you can take the train back to Rutherford and take the Rutherford shuttle which will leave you only as far as Union/Jackson Ave and you'd have to walk from there.... OR you can wait at the train station for the 190 bus to come which will bring you further down Union Ave.

Congrats on your Rutherford home purchase I think you made a good choice over Nutley.

Did you use a realtor for town?
