I think Realtor.com sometimes has rentals in multi-family houses.
Otherwise, get a newspaper like The Record and search the Classifieds for rentals. There are tons of two-family houses in North Jersey that rent out apartments. My sister just moved out of one in Fair Lawn and into another in Hewitt.
