you should re-post this on the south Jersey boards. There are many good areas that fit your bill. Egg Harbor Twp has what you are asking for, as does Galloway Twp. Most of the real estate agencies down here do as many or more rentals as sales, since Atlantic and Cape May Counties are tourist areas. I would google realtors in egg harbor twp and go look at their inventories online.
