with regard to property taxes, you may make out better if you have 2+ kids in school. lots of people living in brooklyn pay to send their kids to private schools where in suburban nj, you may be comfortable sending them to public school. probably not in JC though.

Yea, I figured NJ is more family friendly, but right now I wouldn't be able to use that to my advantage. I am 25 yrs old, single and far from kids.

well, JC seems to have the double whammy of high property taxes and public schools people probably cant send their kids to anyway. so you just pay high property taxes to send the local criminals to waste their time and your money in school.

Meh , Some kids go to Private and some to charter like in NYC....not everyone goes to public. High property taxes and low daily living costs....at least with taxes compared to NYC.

Honestly, if you work in the city you can find something better in Brooklyn than JC for the equivalent price. Your commute time might be a bit longer but it will be worth it by far.

If you want to commute into the city from Jersey on public transit, are a young, single person, and can't afford Hoboken, you are better off living on Boulevard East and using the bus routes than living in JC, so imo you aren't even looking in the right places.

Now, if you're working in Newark or JC itself it's a completely different matter. In that case JC is far, far better.

edit: for investment it is hard to say tbh; I don't consider myself qualified to make a comparative judgement with regards to that, and the above advice is for renting only.

Why are you thinking of moving to burbs if you are young and single. Brooklyn is actually pretty great, unless you are trying to find a middle school without metal detectors. Plenty of nice apartments, and good social life.

im not so sure about social life and brooklyn. you would have to fit into a certain ethnic/religious group. brooklyn is very much divided by these things. if i was very interested in the social aspect of a young guy, id go hoboken.

I don't think Jersey City can be considered a burb. Regarding social life in BK, I think I should fit in. I am Russian and a lot of Russians there, that's one of the strong reasons BK attracts me.

i thought you might be russian. brighton has a big russian community. its also an area with relatively cheap and safe housing opportunities. there is some show on tv now that highlights girls from the brighton area.

Yea, I saw that show for about 7 min. It's a damn shame, they are giving us a bad name. Stupid, materialistic bi***es
Brighton is cool, but it's real dirty. I only like it for the food and beaches. I don't have a problem kicking it there, but wouldn't wanna live there.
