Hello, my wife and I are purchasing our first home (it is in Holmdel, NJ) and we are finding the process exciting but a bit overwhelming. We put an offer in on a house and are still in attorney review. We are trying very hard to make sure we do our due diligence on this house because it has been vacant for quite some time, so we are starting the inspections this weekend and are trying to figure out if the permits for the house are in order and if the taxes are up to date (and that there is no tax lien on the house).

Who usually pulls the permits on the house and makes sure they are in order? Who usually checks with the town to make sure taxes are paid and there is no tax lien? Is it the lawyer, the agent, the buyers themselves, someone else?? If it is the buyers, how exactly do we check this information, since we have no idea what we should be looking for?

Holmdel has a form that you fill out and request info on properties, but the form requires you to fill in the blank (we would have loved to see a 'check the box' styled request form instead!) and we are not sure what exactly to ask for, and we want to make sure we do not leave something important out of our request. Any experience with this process would be greatly appreciated!

You could try calling and asking if there are any open permits on the property. Explain your situation; they should be able to help.

I'm pretty sure that is part of the buying process and your attorney should do that. When I bought a co-op apartment several years ago the check on the property was part of the process. I remember there was some document in the plethora of papers stating the property was basically free and clear. This was in Peekskill, NY so I don't know if NJ is different. I'd ask your realtor, they would know the answer to this.

Hi Illidan, please let us know how u made out. Likely going to be in similar boat as you soon, and would love to know what you found out. Was there anything in particular you had to look out for with the house being vacant for a long time? Mold issues?
