I just got an estimate for a new roof for $40k, which is way higher than I thought it would be. My roof is 3100 sq. ft with 3 layers of shingles and cedar shakes. 2500 sq. ft. of that is my house (2 story with finished attic and a lot of peaks and valleys), and 600 is for the garage (a lot more straight-forward).
So what seems like a resonable amount? I am looking for regular asphalt shingles, and will need plywood. I have seen quotes from $100-300$ per square (100 sq. ft.), so I was thinking somewhere in the $10k range.
Removing existing shingling and starting from scratch is always going to cost more than just adding another layer. Add to that, you want to replace the plywood too, thats big $$$$

I had received a few emails from Angie's List where a few roofing companies were offering roof replacement (upto 2000 sq ft) for around $9000 including tearing off up to 2 existing layers. I believe it came with lifetime warranty. If you want, I can dig through my email and send you their details.
