I view the Northern Valley towns as a great location due to the safety, proximity to local "downtowns," upstate, and New York. Also, they towns have a great school system. The problem is the cost. Would second-tier towns be locations such as Emerson and Glen Rock?

I don't know Emerson but I don't view Glen Rock as a 2nd tier town. Then again, what is your definition of a 2nd tier town? GR has all the qualities you mention: safety, great schools, a downtown (with a train line) and close to NYC and upstate...and don't forget the '2nd tier' taxes

I meant second-tier in terms of taxes, as the Northern Valley appears as though the taxes are a bit higher than GR and Emerson.
What is the cheapest town for property taxes out of the eight in the Valley (Norwood, Northvale, Demarest, Old Tappan, Rockleigh, Harrington Park, Haworth, Closter)?
Secondly, what other towns would you throw in with Glen Rock and Emerson? They seem to be, in my opinion, the best after the Valley due to the school system, safety, proximity to New York (although GR is a bit farther out), and nearby shopping.

New Jersey Monthly lists Ho-ho-kus very highly this year in thir list of "great" towns to live in NJ. I'm sure this has affected real estate values. I think Glen Rock is perfect in so many ways.

Are you from GR? Why do you adore it so much. I like the town as a whole I just wish it was in the same location as the Valleys and Westwood/Emerson.

Then reread the question. I asked out of the Northern Valley towns which is the best to settle down if one desires a location with safety, proximity to local "downtowns," New York State and Manhattan. I then asked for towns outside the valley which are runner-ups to which I thought Emerson and Glen Rock.

First you would have to figure out what the OP meant by "Northern Valley towns". I was born and raised in Bergen County and I never heard that term used before. I would just call that "way over on the other side of Bergen County".  Or northeastern Bergen.
I lived in northwest Bergen.

What about Northwest Bergen County? Ridgewood to Oakland/Mahwah and all the really nice towns in between?
