No it doesn't, not at all. Buildings like that are for prestige. We should build one and name it the Governor, Legislature, Quasi-Government Agency, Union, SuperPAC Monument to Corruption. To top it off the foundation blocks should feature carvings depicting the weight of the building (and the egos of those it is named for) being supported on the back of NJ taxpayers.

Plus if given an option, a business would prefer to have their offices in jersey city than in newark. Newark does not have much to offer. At least jersey city has a nice view and a waterfront..with safety! There is so much undeveloped land in downtown JC that it doesn't even make sense to develop elsewhere like newark. All we are going to get is more vacant areas.

This just isn't accurate.

While JC is more attractive when it comes to financial companies (proximity to Manhattan), Newark is more attractive when it comes to legal/insurance and heavy industry (and actually is cheaper than JC). It all depends on what type of company is moving. JC offers a quick train ride to Manhattan, but Newark offers infrastructure.

Downtown Newark is a far more mature office market than JC (which is newer) but already has an established market-base not primarily based on NY (In JC, much of the waterfront consist of back-offices from NY).

Theres a short supply of apartments in this region , demand always outstrips supply hench why certain areas of this region have extremely high rent...

If everything keeps developing as is , Jersey City will run out of land by 2030 , Newark will still have plenty of land...

newark has a short supply maybe in the safest area..which isnt to say much...but if they actually got control of all the crime then there wouldn't be a short supply. A huge building will not solve anything if the area around still is dangerous and looks bad.

Thats what they said about Downtown Brooklyn , Hoboken , Jersey City , Center City Philly and Harlem and now look at these places. Downtown Newark is starting to change , so I can see it being on the same level as Downtown Brooklyn within 15 years. The Downtown part of Newark is relative quiet in terms of violent crime , so is the North and East Wards.

And an airport, seaport, numerous transit options, a major top-grossing sports arena, a world-renowned concert hall...seriously are people this ignorant? JC has plenty of crime, including near the downtown area. Didn't stop them from development.

But a supertall doesn't make sense for either. This isn't Chicago or NYC.
