and leaves a message saying "I have a client that saw your property on For Sale By Owner. com and is interested in buying". So, I'm thinking...and she calls you and not me...and if she buys it, I owe you 6%...for doing what, exactly?

Can't you list the house without a realtor? Just put the thing in the paper or post it on one of those other sites online. You do not need a realtor to sell the house.

Bring them in. When it comes time to sell, negotiate the realtor's cut. That 6% is negotiable and the realtor already showed their cards in how they found you.

Call the realtor back and ask what that person is expecting in return. You never know, it might be worth it. There are people that don't feel comfortable buying directly from a seller.

anyway...I don't for a minute think there's an actual buyer. Realtors scan FSBO and call people hoping to scare up some business.

If you sell to someone who is represented, you shouldn't agree to a commission of more than the traditional buyer's agent's cut (2.5% - 3%). But you are right, it's probably BS.

It worth a call back... I would not sign anything without your Attorney reviewing it. But if the R/E brings you a buyer, in this market, I would pay them the 2.5-3%.

Why do you think you would owe anyone 6%? Tell them you are paying whatever it is you are willing to pay. Be it 0% or anything else.
