Jacobs Ferry /bulls ferry West New York (Tenafly: how much, house prices)

Looking to buy a townhouse in jacobs ferry and need advice:
1) location--> how is the morning commute to midtown NY.. from the complex they have a ferry shuttle .. how much time does the shuttle take to reach the ferry since river road I hear is usually packed up in rush hour? how is the commute from the ferry dock on 39th and 12th ti midtown ..lets say 543rd and 6th area..
2) investment --> any suggestions on how the house prices are doing in recent times?
3) taxes --> one of the realtors mentioned that for jacobs ferry the taxes are going to remain what they are now for the next 15 odd years.. is this true?
4) bulls ferry --> falls in guttenburg and has considerably higher taxes.. are the taxes going up in this community while right across jacobs ferry has stable taxation.
5) sandy impact -- resident in jacobs mentioned that other than the homes right on water nothing happened during sandy.. anyone hear otherwise?

During Hurricane Sandy we watched the water flood those complexes from our high rise. The water covered river road and waves were breaking onto the ATM at bank of america. We have heard around town that they are not well built, and that you can hear your neighbors through the wall.
investment --> its a great area to live if you work in the city.....
A few of our friends live there. They're considered 'transient' for young families because the public education system there isn't considered the greatest, so your other option is private school, which doesn't make much sense for the high taxes you are paying.
The ferry commute, from what I hear, is pretty good.
The view, the pools, etc...the amenities are nice, but it literally stinks in that area sometimes.
Though I was told that the Sandy impact wasn't too bad, my friend did have to evacuate and ended up with their friends up in Tenafly.
Thanks ppl.. i am getting very contradictory response on how bad sandy was...some say pretty bad like 516xo212 yet other maintain that it was ok...no property damages etc... i checked fem maps and saw that a lot of the units are actually not in 500 yr flood plain...

River Road got hit really hard, areas above the cliff were pretty much completely spared. Can't speak to the specific building.
