has anyone here used this and have feedback. My former realtor was so bad I am considering it. basically if I have to do all the work myself anyway including telling the agent what houses I want to see and looking them up myself I am List your home on Local MLS and Realtor.com for a low flat fee, saves up to 6% Commissionnow considering using Realmart.

You are not saving anywhere near 6% commission. You still have to offer the buyers side commission and pay Realmart their fixed fee. Of course all commissions are negotiable, but most people end up saving around 2% while having to do all the marketing, showing, negotiating, and closing on their own. So yes, you can save a few bucks, but not anywhere near the 6% they claim. Are you better off? Perhaps, if you can do all the things a good listing agent can do.

Most Realmarters end up posting listings with bad photos, no video, no interactive web content, no house website, improper pricing, bad staging, bad negotiating with no idea as to the buyers motivations and qualifications, and lots more. So the plus or minus 2% that they "save" goes down the drain in the form of a lower price and overly long marketing times.

If you are smart, can remain detached from your house psychologically to price it correctly, know how to figure out if a buyer is for real, and are good at the other items, you can avoid what happens with 90% of the FSBOs who Realmart themselves into wasted time and money. Otherwise, just list it with a good agent and get the home sold quickly and efficiently.

I used them in 2007 and they were great. But what did they really have to do except list it on the MLS? Cost me $500 to list with them when I did it. Another $500 to get it professionally photographed and a virtual tour done. I printed brochures and had them bound - probably spent another $500 on marketing "stuff" - signs, mailers etc. I offered 2.5% to any agent who brought a buyer and my buyer did come though an agent.

I should say that I am now selling a different house and I am using an agent...different times.

Not sure what this has to do with you telling your agent what houses you want to see though? This is for a house you are selling?
